Sutton records 11 deed transfers in July, but pricing data stays largely hidden
The Worcester County Registry of Deeds recorded 11 property transfers in Sutton from July 3 to Aug. 1, but only one listed a disclosed sale price: $128,132, for a transfer from Joselito Melendez and Marie Mariano to Urban Development, recorded July 8. With 10 of 11 deeds carrying no price data, no reliable range or median can be reported for the month. Singletary Avenue was the only street with more than one transfer. Seven transfers involved banks, credit unions or mortgage servicers as a party, a pattern consistent with loan-servicing activity rather than typical owner sales.
