Planning Board · Meeting of January 5, 2026

Sutton Planning Board continues 181 Worcester Providence Turnpike hearing. The Board voted unanimously to push the public hearing to January 26, 2026 at 7:30 p.m. Community Development Director J.

Hager updated members on the town's 40R/40S Smart Growth Zoning Bylaw, noting the town secured District Local Technical Assistance (DLTA) funding through the Central Massachusetts Regional Planning Commission to develop design guidelines with illustrated provisions that meet state objectivity requirements. Emily Glaubitz and Emily Thibault from CMRPC attended remotely to introduce themselves and request the Board identify design elements, towns, or projects for their review. A key decision for the Board remains whether design guidelines will be embedded in the bylaw or enacted separately outside Town Meeting before preliminary submission to the Executive Office of Housing and Livable Communities.
